Not sure I could handle Texas - I like green stuff around. Green stuff is good. Wonder why there is a Groesbeck in Texas?  Groesbeck was Governor of Michigan whose name lives on in the East Side of the Detroit area - just ask @ponyboysunset   
There’s plenty of “green stuff” in East Texas, like Groesbeck. Not everything in Texas looks like something from a John Wayne western. ;) Parts of east Texas look more like the Midwest than the Great Southwest.

That might be an interesting location.  Not far from trendy Waco, home of Baylor University, and not too far from the DFW metro.  The last time my youngest sister came down with her family, the place she was most interested in seeing was the Waco area, mainly because of The Magnolia, courtesy of the HGTV channel.

Another person I know is leaving Austin after being a victim of crime. Law isn't being enforced. She's moving back to San Diego.

I've been looking at Knoxville, Tennessee. Unfortunately, not too many recent builds have natural gas run to the house. ☹️

I've been looking at Knoxville, Tennessee. Unfortunately, not too many recent builds have natural gas run to the house. ☹️

Things are tough all over. Looked at two place today - the first was on 10 acres out in the woods. Except the house is 16 feet from the property line and on the other side of the line is an abandoned meth house. The second on 12 acres that ajoined a real nice private lake. Perfect, except the house  was a thing out of Stephen King. The siding was cedar but that ugly, weathered, dark brown like on the left here:

It had a basement, which is a dicey thing here in clayville. There are happy, cheerful basements but this was not one of them. Had to go down a steep, creepy stair into the dungeon. Bad vibe city down there one could easily imagine Vincent Price walled up behind the cinder block. Not much better upstairs - behind the washer/dryer utility room was a funky little space that could only be described as an autopsy room. It had this wooden tray/sink thing with a drain in the bottom. Out of the wall was a Rube Goldberg of pipes with four shutoff valves. From each valve was hooked a tube.  Just perfect for femoral artery insertion and wash out. 

It also had some convoluted spray irrigation septic system. Looks like it would cost mucho dinero to maintain:

Based on the lot, location and lake, Mrs. WAN was game but I couldn't do it. Everytimes you put your skivies in the wash, you would think about Humes, removing JFK's brain at Bethesda right behind the dryer.

I've seen toilet to tap on This Old House... Pretty remarkable. Living in Vegas once, I already lived through 🚽⏩🚰

I thought leech fields were already efficient enough, the extra treatment seems extreme.

Gray water is just fine...

I would be more interested in geothermal heating/cooling. Solar to supplement, no delusions of being a replacement.

I hear housing is going to tank a bit with administrative choices taking a stronger death grip.  I find my desired budget slightly weak but a market adjustment might be a perfect fit to get me into new construction.

Got another offer in today. Funky little joint deep in Johnny Reb's territory. Place has been empty for quite some time and the buttholes just left their chickens to die when they pulled out. Was a little bit of a hen holocaust out back of the shed. All except for one tough Mother. Clucking, strutting, pecking, scratchin' - all in the 98 degree Carolina heat.  Hawks, coyotes, fox, bobcat don't phase her.  She's been walking through the valley of death and fearing no evil at all. I didn't want a rooster originally but am thinking we'll need to get one. This is a superior bird.  In a year, I'll have an invincible chicken army.

Check out Brenham TX. It has a cool, old downtown in a nice, hilly part of TX. Famous for bluebonnets and Blue Bell ice cream.;) Close to a number of other small towns with a cool, old school vibe. The nice thing, it’s far enough away from Houston but close enough to get to for big city stuff (medical care, entertainment, shopping…)

Good lord, who would pay that price for that house? Suicide aside, it's a turd. Fucking dated too. AND, it's in California.
